M20 Apartment is a minimalist apartment located in Athens, Greece, designed by Outline Practice. The renovation of a conventional elongated flat in Kypseli, made as a home for a young couple of architects, began with an inventory of what deserved to survive. Heavy demolition was tested and abandoned, along with the idea of stripping the reinforced concrete beams bare and dissolving the plan into a single open volume.

Downstand beams govern the Athenian polykatoikia. Cast as part of the reinforced concrete frame that made the postwar building boom fast and repeatable, they hang below the ceiling line and continue to describe the outline of rooms long after the walls beneath them are gone. An open plan here would have been a fiction, fragmented from above by a structure that refuses to disappear. The apartment accepts its own spatial logic instead and works within it, closer in spirit to the position Lacaton and Vassal have argued for over three decades than to the gut renovation that has become standard practice across central Athens.

The service core absorbed nearly all of the structural effort. The kitchen held its position and traded its dividing wall for a large framed opening, with one of its two worktops set into the depth of that opening so it reads as an island from the living room side. A second opening toward the entrance hall was widened, placing the kitchen in view on arrival and converting it from an isolated service room into a room people occupy. The bathroom was rebuilt around a generous vanity, deep storage, a walk-in shower, and a small dedicated laundry.

Slender timber frames replaced obsolete sliding doors elsewhere in the plan, and existing openings were enlarged where they cluster around the kitchen. What emerges is a sequence of interior frames, descendants of the timber architraves that lined the passages of mid-century Athenian flats, organizing successive views while preserving the sensation of moving from one room into another. Oak-veneered wardrobes with fine perimeter detailing carry the same timber vocabulary into the bedrooms.
